Vancouver's average asking rent rose to $2,735 in October 2026, up 0.2 per cent from September, ending a streak of 34 consecutive monthly declines, according to 102.9 Rewind Radio, which reported data from the Rentals.ca National Rent Report released this week.

The 0.2 per cent gain is a small change in dollar terms, but it marks the first time since the decline began that the city's average asking rent moved up rather than down. The outlet reported that increases in larger units, particularly one- and two-bedroom rentals, pulled the Vancouver figure above September's level.

## BC rents by unit type

Across the province, the BC average asking rent was $2,407 in October, down 0.1 per cent from the month before, according to Rentals.ca. The provincial breakdown by unit type:

- Studio: $1,870 per month
- One-bedroom: $2,052 per month
- Two-bedroom: $2,631 per month
- Three-bedroom: $3,296 per month

These are asking rents on new listings. What a renter already in an existing tenancy pays is set by the province's annual rent increase limit, which is separate from the asking rent market.

## National picture

Nationally, the average asking rent was $2,036 in October, down 3.2 per cent compared with October 2025, according to Rentals.ca. That was the 25th consecutive month of year-over-year declines at the national level, though Rentals.ca described it as the smallest annual drop since February 2026, as reported by 102.9 Rewind Radio.

Vancouver's asking rent of $2,735 is $699 above the national average of $2,036.
