The Squamish Nation's Sen̓áḵw development in Kitsilano has leased 257 of 333 homes in its first tower since leasing began in June 2026, reaching 77 per cent occupancy, the Vancouver Sun reports. Tower 2 is now accepting applications from renters, with public tours opening on November 16.

Brandi Halls, executive director of Hiy̓ám̓ brand, marketing and engagement, told the Vancouver Sun the occupancy rate puts the project in line with market benchmarks for purpose-built rentals, which typically aim for 60 to 75 per cent lease-up in the first six months. Studios in Tower 1 have been among the most popular: 101 of 107 available have been rented.

## Who is living there

Of the 333 homes in Tower 1, 84 units are rented by Indigenous residents. About 15 per cent of those are members of the Squamish Nation, on whose land the development sits. The development uses a staged release to prioritize Squamish Nation members, then other Indigenous people, then the general public.

A Hiy̓ám̓ housing subsidy is available to Squamish Nation members who qualify for rental assistance.

## Tower 2 is now leasing

Tower 2, named sméṅhem, is 30 stories with 497 units. The Vancouver Sun reports these prices for the units now leasing:

- One-bedrooms (545 to 730 sq ft): from $2,475 a month
- Two-bedrooms (635 to 1,277 sq ft): from $3,570 a month
- Three-bedrooms (895 to 1,729 sq ft): from $3,785 a month
- Two four-bedroom units are available; prices have not been published yet

Of the 497 units, 399 are market rentals, 62 are affordable, and 36 will qualify for the Hiy̓ám̓ subsidy.

## Context on prices

The development drew public attention earlier in its lease-up over pricing, including a four-bedroom penthouse listed at $12,000 a month. Halls told the Vancouver Sun that unit was not typical. "It was a very unique home, a top-level, four-bedroom townhome. The pricing of this home was comparable to other waterfront condos in Vancouver," she said.

## What renters can do

Public tours of Tower 2 begin November 16, 2026. Tours of Tower 2 began on October 16 for Indigenous people. The development is in Kitsilano on the Squamish Nation's reserve land, near the waterfront. Renters who want to apply or book a tour can contact the Sen̓áḵw leasing office directly.
