A proposal to redevelop the Safeway block at 3410 Kingsway would bring five towers ranging from 19 to 29 storeys and more than 1,000 homes to that stretch of East Vancouver, Vancouver Is Awesome reported October 28.

Crombie REIT and Wesgroup submitted the proposal to the City of Vancouver. It would replace the current Safeway, liquor store and parking lot with a mixed-use development filling the entire city block.

"The proposal retains the site's role as an important shopping destination while adding new homes, public spaces, retail, services and amenities," reads the submitted documents, as reported by Vancouver Is Awesome.

## What is planned for the site

The five towers would be primarily residential. Street level would hold new retail spaces, including a new grocery store to replace the existing Safeway. The proposal also includes a daycare, green roofs with outdoor space and a rooftop area with a lookout. The tallest of the five towers would be just over 100 metres. The project would be built in four phases.

The development documents describe the project as a gateway into Vancouver from Burnaby, noting that the site sits a few blocks from the intersection of Kingsway and Boundary Road.

"Rather than turning away from the corridor, the project embraces it, introducing new storefronts, housing, landscaping, public spaces and pedestrian activity that reinforce Kingsway's historic role as both a movement corridor and a place of commerce and community life," the proposal documents read, according to Vancouver Is Awesome.

## What comes next

The proposal has been submitted to the City but has not been approved. The City's planning department reviews development applications before any project can proceed. A proposal of this scale typically takes months to move through the review process.

The new council taking office on November 2 will make decisions on major development proposals like this one. Residents in the Kingsway area can follow the proposal's progress through the City of Vancouver's development application tracker at [vancouver.ca](https://www.vancouver.ca/home-property-development/development-applications.aspx) or contact the City's planning department for updates.
